Landlords INsurance
The landlords insurance policy available via this site offers
a variety of different types of cover, which can be bought added
to or left out from the policy at your discretion.

Buildings Insurance
This covers the rebuilding of your property following loss
or damage caused by fire, aircraft, malicious persons (including
tenants), accidental damage to bathroom fixtures & fittings
and glass, lightning, explosion, collision or impact, falling trees
and earthquake, theft, subsidence, riot/civil commotion, storm,
flood, escape of water or oil leakage and loss of rent - plus your
re-letting costs - up to 30% of the sum insured following damage.
Properties must be let on an assured shorthold tenancy or Short
Assured Tenancy (Scotland).
Also Includes:
Employer’s liability £10,000,000
Property owner’s liability £5,000,000
Policy excess: The following amount will be deducted from each claim:
£100 (subsidence £1000).
Limited Contents Cover
Where the property is part-furnished, limited contents cover is
available; this provides up to £5,000 cover for the following
items: Carpets, Curtains, Sun Blinds, Light Fixtures & Fittings
and Kitchen White Goods. Cover is on a new for old basis.
Properties must be let on an assured shorthold tenancy or Short
Assured Tenancy (Scotland). Any other agreement must be referred
to HomeLet for approval prior to cover commencing.
Also includes:

Landlord’s liability £5,000,000
Policy excess: The following amount will be deducted from each claim:

Contents Insurance
Cover on a new for old basis for loss or damage caused by fire,
aircraft, malicious persons (including tenants), lightning, explosion,
impact, theft, subsidence, riot/civil commotion, storm, flood, escape
of water or oil leakage, breakage of mirrors and glass in furniture,
replacement of locks following theft of keys and loss of rent -
plus your re-letting costs - up to 30% of the sum insured following
damage.
Properties must be let on an assured shorthold tenancy or Short
Assured Tenancy (Scotland). Any other agreement must be referred
to HomeLet for approval prior to cover commencing.
Also includes:
Employer’s liability £10,000,000
Landlord’s liability £5,000,000
Policy excess: The following amount will be deducted from each claim:
£100.
Emergency Assistance
Covers the cost of a contractor’s call out and labour charges,
parts and materials up to a maximum of £500 (including VAT)
for each emergency in connection with:
Security of doors and windows
Roofing, downpiping and guttering
Electricity supply
Cooking
Lost keys
Plumbing
There is no excess to pay. Emergency assistance does not cover incidents
arising from lack of routine maintenance.
Legal Expenses
You may be unable to collect your rent, your tenants may not vacate
the property and you may need to evict unauthorised occupiers..
All these problems can be resolved by legal action but this is expensive.
This policy offers cover for all of your legal expenses up to £50,000.
Claims against tenants will only be paid if they have been satisfactorily
referenced. Properties must be let on an assured shorthold tenancy
or Short Assured Tenancy (Scotland). Any other agreement must be
referred to HomeLet for approval prior to cover commencing.
Policy excess: The following amount will be deducted from each
claim: Nil.
Rent Guarantee
Total peace of mind for landlords. If the tenant fails to pay the
rent, we will pay the rent you are expecting from your property
until vacant possession is obtained for up to 12 months (excluding
the first month’s lost rent). Additionally, we will pay 50%
of the rent for up to 3 months after vacant possession has been
obtained, whilst a new tenant is found. All related legal expenses
are included.
Claims will only be paid if your tenants have been satisfactorily
referenced. Properties must be let on an assured shorthold tenancy
or Short Assured Tenancy (Scotland). Any other agreement must be
referred to HomeLet for approval prior to cover commencing.
To be eligible for Rent Guarantee Insurance all tenants must, prior
to commencement of cover either be credit checked by HomeLet Referencing
Service or be credit checked by another referencing service which
has been approved by HomeLet in writing, or provide references for
approval by HomeLet in writing.
Policy excess: The following amount will be deducted from each
claim: The first month's unpaid rent.
